Complete Moving-in Guide Part 1

Are you a student renting for the first time? Are you about to move in and have no idea what to do first? Fear not! We have created a handy moving-in guide to answer all your burning questions! Split into two parts - before and after move-in, you will find everything you need to know right here!

Create a group chat

Having a group chat is not only great fun but it’s also very useful for household communication. From sharing information that the lead tenant receives from the landlord/letting agency to agreeing on viewing dates. Find a platform that suits most and stick to it to avoid several chats and confusion though. 

Keep important documents safe

After you’ve successfully rented a property, make sure to keep the following documents safe as you might need them in the future; Tenancy Agreement, Inventory check from day one; Pictures of your meters day you move in; Deposit receipt (if you made one). You can upload them onto Google Drive, iCloud or put them in a shared Dropbox folder, whichever is most useful, to make sure you can access them at any time, any place.

Find out who manages your property

It’s important you find out who manages your new property, as it may not be who you rented your property through so that you always know who to report issues to. Of course, you can always contact our dedicated Fused customer service team for any utilities related queries, i.e. if your broadband is not working or you have an issue with your bill. For any other queries, you need to contact whoever is managing your property and here is who it may be.

Your Landlord: If you’ve rented a property directly through a landlord or you’ve been introduced by the letting agent to the landlord once the tenancy agreement has been signed, your landlord will be your point of contact for anything that you need regarding the property. Keep their mobile number in your phone in case anything goes wrong.

Managing agent: A dedicated letting agent might not only organise the tenancy agreement but may also manage your property if the landlord wishes to pass this job on. In this case, a managing agent will look after the property on behalf of the landlord. They’ll organise repairs, general maintenance and help you in an emergency or if you get locked out! Your managing agent will be your point of contact once you’ve moved into the property.

If you’re unsure who you should be contacting, just ask the letting agent who let you the new house or flat before moving in.

Sort out your bills and Council Tax

If your rent is not bills inclusive, you will need to sort all kinds of bills, including electricity, gas, water, WiFi and TV Licence. Bills are not the most fun thing to deal with, we know. Once you get your utilities sorted (don’t forget to include a TV Licence - here’s why you need one! and TV bundle - see your options here), apply for a Council Tax exemption if you live in a student rented property. You must inform the Council but you might not be able to do it before you can get a confirmation that you will be a student in the following year but it is good to get it out of your way as soon as possible.

Take pre-move in meter readings

If your letting agents or your landlord don’t provide you with a starting meter reading, you will need to take one yourself on the day you move in. If you are unsure how to take a reading, read our guidance blog here.

Redirect your mail

When you move house, it’s necessary that you redirect all of your mail to the new address (including bank statements, phone bills, subscriptions and loyalty schemes letters, such as Clubcard, Nectar etc.). Whilst it might be a hassle, it is essential to keep your mail safe. Remember, you don’t know who is moving into the house after you and you don’t want your identity stolen.

One easy way to make sure this doesn’t happen is to use Royal Mail’s redirection service, where your post is separated at the sorting office and redirected to your new address. This does have an extra cost linked to it but if you really want to make sure you’ve got everything covered, it’s the best way to do it. Otherwise, just write up a list of all the mail you get and change your address manually.

Take a photo of the house and your room

If you’re doing a house viewing before moving in, be sure to take pictures of the entire house, in particular the kitchen and your future bedroom. This will be useful when packing so that you know which appliances are included (i.e. kettle) and how much storage space you will have for all your belongings.

Check with your housemates on kitchen utensils and appliances

Once you know what your house comes with, speak to your housemates to make sure that you don’t end up with 3 toasters and 4 coffee machines since kitchens in shared houses don’t tend to be huge in size. Similarly, don’t forget to agree on a house policy regarding sharing pans, pots, plates and other kitchen utensils. As long as everyone is happy, just get enough cutlery for the house and a couple of tea towels that can be washed with anyone’s load of laundry.
